Check it before you buy; stay on top of it while you hold. From shortlisting and pre-purchase verification through handover, letting, holding monitoring and exit assessment, G8.AI helps overseas buyers and owners establish the basis for price, the structure of rights and the cost of holding, and tracks market change so that every decision rests on data you can trace.
G8.AI compares the transaction and rental records that are available to clarify the asking price, the yield and the costs — so you know which claims are supported and which are still unconfirmed.
The number on a portal is the seller's asking price. For the same building and the same unit type there is often a clear gap between asking and actual transacted prices, and the size of that gap is visible only against DLD records.
The yield on most decks is gross — annual rent divided by price — before service charges, vacancy, management fees and re-letting costs. After those are deducted the number is usually quite different.
Off-plan purchases commonly run two to four years from contract to handover. Whether the original rent and supply assumptions still hold at handover has to be re-verified before you take the keys, rather than taken on trust from a three-year-old deck.
All three tools require a short application form. The point is to know what the property is actually worth right now.
Paste in the whole sales message an agent sent you. The system compares it against public data line by line and labels each claim as one of:
Price screen, claim check and rent comparison — in a single pass.
Enter the project, unit type, size and asking price to see where the price sits.
Paste the sales message and each statement is tagged with one of four verification states.
Put the agent's rent figure next to rents in registered contracts.
Buyers who have not settled on a property, or who have just received an agent's quote
Project name and unit type, or simply paste the listing link or the agent's message
Produced as soon as you register; data refreshes daily, with roughly one working day of lag
A full purchase-decision report covering valuation, rent, costs, supply and risk.
Every comparable transaction in the same project and unit type is listed, so you can check it yourself.
Buyers who have chosen a property and are about to pay a deposit
Listing link or quotation document, size, asking price, handover date
Delivered within 3 working days; the report states the data extraction date
An off-plan property has no comparable sales; at handover it becomes comparable for the first time.
Years can pass between signing and handover, so the position is checked again at handover.
For landlords setting an advertised rent. New and renewal contracts are compared separately.
A once-a-year review of the holding.
Owners approaching handover, or preparing to let or resell
Purchase contract, payment records, handover notice; for letting, also condition and furnishing
Best started 60 days before handover; delivered within 3 working days
Renewal is the event that matters — 90 days before expiry you receive the permitted adjustment alongside new-contract rents in the same project.
Monthly tracking of the properties you hold.
Set your conditions and be notified when something matches. Conditions can include area, unit type, price ceiling and yield threshold; you set the values.
Owners holding one or more Dubai properties
Property details, lease start and end dates, actual rent and known costs
Updated monthly; key dates flagged ahead of the event

Portfolio MonitorInstitutions do not buy a single report. They license G8.AI's data and verification process into work they already do: brokers use it to answer the client's pricing question, developers to assess land and pipeline, institutions to leave a traceable basis for a decision.
Before buying a plot or launching a project, establish what can actually be built on it.
Used for massing checks and price-band positioning before launch.
Read the permit record backwards to see what is happening on a plot and how much of it is still unused.
Used for identifying redevelopment candidates and the moment to move.
See the signal before the open market reacts to it.
Used for building and ranking your own pipeline. No transaction arrangement is included.
Stock not listed on public platforms, with how much each entry can be trusted stated on its face.
Used for your own pipeline; you deal with the owner directly.
A valuation basis you can lay out in a meeting, plus supply-and-demand turning-point signals, so a client presentation holds up.
Geo-grid competitor analysis and absorption-rate forecasting, used to validate the price band before launch.
Documentation to institutional audit standards, with a historical accuracy record, for external review by an investment committee.
Every conclusion must trace back to a verifiable public record. Where data is insufficient, the system marks it "cannot be determined" rather than publishing a number that only looks precise.
Actual transacted prices, comparable sales and resale liquidity.
Registered lease contracts. Used for real rent ranges and yield calculations, in place of asking rents.
Asking prices from Bayut and similar platforms. Used only to measure the gap between asking and transacted prices, never as a valuation basis.
Plot number, building age, built-up area, floor level and unit-level attributes.
Zoning code, permitted use, FAR, maximum GFA, height and floor-count limits.
Permit validity, review stage and history, used to infer the development stage.
Places are allocated by eligibility screening. We will run the full process on a district or property you actually care about, and attach the data behind every conclusion. Please complete every field below; the application can only be submitted once all fields are filled in.
