Expensive — but every cost can be calculated in advance
Singapore's appeal is not yield but predictability. The rules, the data and the tax regime are public and stable, which makes it possible to work the numbers out before you commit — the single biggest difference from most Southeast Asian markets.
Transaction data is public and itemized
The Urban Redevelopment Authority (URA) publishes private residential transactions line by line — date, floor area, floor band and price. A buyer can independently verify whether the "market price" an agent quotes is an actual transacted price.
The rules are explicit, but not foreigner-friendly
Additional Buyer's Stamp Duty (ABSD) on foreign residential purchases is high, Seller's Stamp Duty (SSD) imposes a minimum holding period, and borrowing is capped by TDSR. None of this is a gray area — it is all written down. The only question is whether it was priced in before you bought.
Low legal and currency risk
Title registration, lease enforcement and judicial remedies are mature, and the Singapore dollar has been relatively stable over the long run. For allocations whose primary purpose is capital preservation, this often carries more weight than yield.
